CAMANCHE — Residents of Camanche will welcome some new neighbors in the not-so-distant future, as a new subdivision is planned for the western side of the city.
At a Camanche City Council meeting Tuesday, the council approved the preliminary plat design for a nearly 13-acre subdivision from local developer and contractor Bob Edens.
“Camanche needs residential lots as much as we need anything,” City Administrator Tom Roth said. “A residential subdivision should be high on our priorities.”
Edens had intentions of developing the subdivision two years ago but, lack of interest from potential residents had delayed the project moving forward.
However, as the need for residential development continues to grow in the river community, Edens feels now is the best time to begin the work on his second subdivision.
“We bought the property five, six, eight years ago with the intent to (develop) it,” Edens said. “Then the prison thing kind of came and went and came and went and came and went, so we weren’t sure what was going to happen. What we’ve kind of went by was the interest from people and I think now, they’re more serious about it.”
Advancement on the subdivision is tentatively scheduled to begin at the start of spring, but Edens hopes to initiate phase one of the project in the next couple of weeks.
Phase one will include the development of a smaller parcel of land, approximately 4 acres on the south side, which will consist of four, single-family homes, and a 14-unit condominium.
As soon as Edens begins digging out the space for the 14-unit condo, an extension of 23rd Avenue will begin, allowing for the city to create access to water, sewer and storm sewers for the subdivision.
“He wants to get going in the spring so, we’re trying to move along as quickly as we can,” Roth said. “Bob doesn’t own all of the property so when you get multiple property owners putting in new streets, water, sewers and storm sewers can become difficult. But, there’s definitely a plan.”
By approving the preliminary plat designs Tuesday, the city is one step closer to adding nearly 35 potential homes and 14 condominium, duplex units.
“I’m not looking to get rich but I do hope for the security of a place to work for quite a time period,” Edens said. “And, the closer we can get to maximum capacity as far as the city goes I think it will benefit everyone; there’s more people to help to chip in.”
