FULTON, Ill. — A new development will join the Fulton Industrial subdivision on 22nd Avenue in the city’s continuing effort to promote new business in the area.
Jeffery Zajicek, a local developer, presented a business plan to the Fulton City Council at a meeting Oct. 7, requesting the sale of property on 22nd Avenue, a plan the Fulton City Council needed more information on before making a decision.
After presenting the information again this week, Zajicek’s request for property for an incubator building and warehouse space was accepted by the council on a unanimous vote for the sale price of $32,865.
“I think we ought to be thrilled about this,” Mayor Larry Russell said. “That we have someone to come speculate in this area who’s going to work it hard. We can help him with assistance and start-up businesses and whatever else he might need.”
The building would house two office spaces to be rented by potential start-up businesses, an idea the city is fond of, but also will offer 2,000 feet of additional space for potential tenants.
The council’s concern is the new building would act as another set of storage containers, a business venture the city would not receive money back from. Zajicek currently owns a self-storage facility that is adjacent to the proposed incubator building location.
Although the agreement between the city and Zajicek states the facility will not be used as a storage building, allowing the 2,000 feet of additional space will temporarily act as a warehouse, until it becomes occupied with future businesses.
Alderman Randy Boonstra did question whether the future of the building would be what the city is interested in, and also said there is potential for it to be transformed into an additional storage facility.
“I agree with the mayor, I’m in favor of what Jeff wants to do,” Boonstra said. “But I don’t think we should be fooled here that there’s going to be a lot of storage sheds there (and) we don’t make any money off storage sheds.”
